Application Instructions

  1. All applications must be completed online at www.thornerealty.com. We do not offer paper applications at this time.
  2. Each resident and any cosigners over the age of 18 must submit a separate rental application.
  3. Please be prepared to pay the application fee as outlined in the property listing.
  4. You will also be required to provide a copy of a valid form of photo identification, Social Security card, and proof of income from the past 60 days.
  5. You must be prepared to provide at least 3 years of residential history as well as contact information (Phone Number AND Email Address) for your rental references.
    • Relatives cannot provide a valid rental reference. Failure to provide email addresses may delay the screening process.
    • If you have never leased a property in your name, please note it in your residential history.
  6. You will also be asked to provide information on your monthly income; please note that most properties require that the applicant(s) combined gross income is at least three (3) times the monthly rent amount.
  7. All units are rented on a first-come, first-served basis. It's very likely we have other applications pending or approved. Your approved application DOES NOT guarantee you the property. We continue to market the property until a hold fee is received. In the event the property you applied for rents before you pay your hold fee, we can transfer your application to another property for up to 90 days.
  8. If you have a housing voucher, please list it in the "Additional Income Section" and attach a picture with your other supporting income documents.
